Work With Jessica | St. Pete Buyer & Listing Agent — Jessica Yatooma

Detroit-born, St. Pete local
nice to meet you

Hi, I'm Jessica.

I'm a Detroit-born Realtor® with Five Star Real Estate Leaders in St. Petersburg. Before real estate, I ran service operations — the kind of job where dropped details cost real money. I brought that discipline with me, so your contracts, deadlines, and inspections are handled like clockwork.

I'm also a certified yoga instructor, which sounds unrelated until you're in a tense negotiation and your agent is the calmest person in the room. Warm, calm, and honest is how I work — my clients' words, not mine.

I made the 1,200-mile Midwest-to-Florida move myself, and I work by relationship and referral. That means one thing: how you feel at the end of your transaction is my entire business model.

the part clients remember

Every consultation starts with a map.

Before we talk about a single house, I walk you through St. Pete the way a local would: which streets flood your group chat with envy, where your budget stretches, what each pocket of the city trades away, and why two homes a mile apart can live completely differently. Clients tell me nobody else does this. It's the fastest way to shop with confidence instead of FOMO.

Getting started

Here's exactly how it goes

Pick your path. Either way: clear steps, honest advice, and you always know what happens next.

1

Coffee + the map walkthrough

A free 30-minute consultation. We cover your goals, your timeline, and the full lay of the land — neighborhoods, budgets, trade-offs. You leave knowing more about St. Pete than most people who've lived here for years.

zero obligation, genuinely
2

Get lender-ready

If you don't have a lender, I'll connect you with ones my clients actually liked. Pre-approval first means when your house appears, you can move on it without scrambling.

3

Tour with intention

Your personal search runs in the background while we tour the good ones. I point out what the photos hid — the busy road, the aging roof, the layout that actually works. Out of state? We do it by video.

4

Offer with strategy

Comps, terms, and a clean offer built to win without overpaying. If it's a multiple-offer situation, we compete smart. If the house is wrong, I'll say so before you write anything.

5

Close calmly, settle in

Inspections, insurance, appraisal, walkthrough, keys — tracked and handled. And after closing I'm still your person: vendor recommendations, homestead exemption reminders, and a familiar voice when you need one.

this is the relationship part
1

Walkthrough + straight talk on price

A free 45-minute listing consultation at your home. I'll tell you what it's realistically worth, what's worth fixing, and — just as important — what's not worth spending a dime on.

honest number, no theater
2

Prep without overspending

A short, prioritized punch list and the right vendors to knock it out. The goal is maximum first impression for minimum outlay — not a renovation project.

3

Launch properly

Professional photography, an MLS listing written to be found, and promotion across my channels and network. Your home shows up looking its absolute best, everywhere buyers are looking.

4

Negotiate from strength

Every offer summarized in plain English: the real net to you, the risk in the terms, and my recommendation. You decide; I negotiate. Calm is a superpower here.

5

Contract to closing table

Inspections, appraisal, title, buyer financing checkpoints — all tracked, all communicated. You'll never wonder what's happening with your biggest asset.

Why me, honestly

You've probably met the other kind of agent

No shade — but if any of the left column sounds familiar, you'll understand why my clients stay for life.

The typical experience

  • You inquire, and four strangers call you at dinner
  • A bot answers the DMs and you can tell
  • "Great news!!" pressure texts about every listing
  • Handed to an assistant after you sign
  • Every house is "perfect for you"
  • Radio silence the moment you close

thinking of selling?

What's your St. Pete home worth?

Skip the algorithm guess. Tell me about your home and I'll put together a real valuation based on actual comparable sales and what I'm seeing on the ground.

  • A human-prepared valuation, not an instant estimate
  • What to fix, and what to leave alone
  • Zero obligation to list

The Detroit-to-St. Pete relocation handbook

I made the 1,200-mile move myself. This free handbook is everything I wish someone had handed me:

  • Real cost-of-living comparisons, Midwest vs. St. Pete
  • Neighborhood breakdowns by lifestyle and budget
  • A long-distance moving timeline that actually works
  • Video tours when you can't fly down for every house
Good questions

Things people actually ask

Where are the historic homes in St. Pete?

Mostly in Historic Old Northeast, Historic Kenwood, and around Crescent Lake — 1920s craftsman bungalows, Mediterranean revival, and Spanish-style homes under big oak canopies. That's my home turf, and there's real nuance street to street. It's exactly what the map walkthrough is for.

What is Old Northeast like?

Brick-lined streets, hexagon-block sidewalks, front porches, and the Tampa Bay waterfront a bike ride away. It's one of the most loved historic districts in Florida, and homes there range from cottages to grand old estates.

How long does it take to buy a house in Florida?

Once under contract, a financed purchase usually closes in about 30 to 45 days; cash can be quicker. The search before that is your call — some clients find their home in two weekends, others watch the market with me for months. Both are normal.

Should you sell your house before buying the next one?

It depends on your equity, loan options, and appetite for moving twice. Plenty of St. Pete upgraders even keep the first home as a rental. Bring me your actual numbers in a listing consult and we'll map your real options before you commit to anything.

What should you look for when buying a historic home?

The big four: roof age, electrical and plumbing updates, insurability, and whether past renovations were permitted properly. Historic charm is absolutely worth it — with the right inspections and honest expectations going in. I'll help you get both.

What questions should you ask a realtor before working with them?

Ask how they communicate, who actually shows up to showings, how they handle multiple offers, and whether they'll ever tell you a house is wrong for you. If the answers feel like a sales script, keep looking. You should feel like a client, not a lead.

Do you help people moving from out of state?

Yes — it's a specialty. I made the Detroit-to-St. Pete move myself, and I've built my process around long-distance reality: video tours, honest neighborhood guidance, and coordination that doesn't require you to fly down every weekend.

Is the consultation really free and no-pressure?

Really. It's a conversation and a map walkthrough, not a pitch. If we're a fit, wonderful. If not, you'll still leave knowing more about the St. Pete market than you did an hour before.
